“Micro apartment” project breaks ground in Cherry Creek North


Tiny apartments are coming to Denver’s Cherry Creek North area, a part of town that has seen an increase in housing and retail density in the aftermath of zoning rule changes.

Developer Pando Holdings broke ground early this month on a 37-apartment project at 135 Adams St., a few blocks northeast of the Cherry Creek Shopping Center. Apartments inside the building will start at 300 square feet and top out at 800 square feet, according to a news release. There will be a mix of studios and one-bedroom units in the building.

Partners on the project, including G.H. Phipps Construction Companies and Cherry Creek area architecture firm Saiber Saiber emphasized the walkability of the neighborhood as a driver for building smaller units. They expect the project to provide more attainably priced rental options for young professionals in the area when it opens in spring 2020.

Smaller units — or “micro apartments” — are an emerging trend in parts of urban Denver where market-rate rents for one-bedroom units are often high enough to price out low and middle-income earners. Pando Holdings has been one of Denver’s pioneers in the area with units in its Economist project going on the market in the City Park West neighborhood in September.
