Zeppelin Development, a force in Denver’s mixed-use development scene, will soon open its latest office space, attracting tech and creative types to the four-story building in River North through their taste buds.
A food hall and public marketplace will be on the ground floor of Zeppelin Station, a 100,000-square-foot project set to open March 12. The upper floors will host 12 to 15 businesses.
“There’s a lot of momentum for RiNo right now,” said Kyle Zeppelin, co-owner of Zeppelin Development, during a tour of the building. “It’s in the headlines.”
Located on Wazee and 35th streets, the building sits along train tracks and next to a pedestrian bridge connecting it to the 38th/Blake Street commuter-rail station. The building was designed to block out the train noises for workers indoors.
The food hall is an amenity for businesses looking to move in, Zeppelin said. It’s not the only attractive feature, he said, pointing to the design by Dynia Architects. The space includes windows that offer plenty of natural light, high ceilings and garage doors that open to terraces with native landscaping and views of downtown and the mountains.

Many of the companies moving in have offices in other markets, making the University of Colorado A-Line to Denver International Airport and a nearby hotel at The Source, which should open in May, additional draws, he said.
The office spaces range from 500 square feet to 40,000 square feet. Zeppelin Development will move its offices there, joining RiNo Made and Brandfolder, which already have moved in.
One million square feet of office space in the area is either under construction or about to start, he said.
Zeppelin Development turned its focus to the RiNo area in the 2000s. Its portfolio includes Taxi, a mixed-use campus in RiNo, and The Source, a food hall.
