A prominent local cidery is moving locations within Denver’s River North Arts District and making way for a new country music and beer bar that will front its new beer brand, Howdy Beer.

Stem Ciders, at 2811 Walnut St., will slide a few blocks down from its home of nearly a decade to 3040 Blake St., replacing the recently closed restaurant The Preservery. The move will enable Stem to add a full kitchen and bar program, as well as expand other attractions like live music. It will also boast a rooftop patio.

Chef Matt Ochs, who leads the kitchen at Stem Ciders Acreage in Lafayette, will design a menu of “approachable, down-home” items like sandwiches, a coney dog and other small plates. Eventually the kitchen will serve lunch and brunch, too.

A month after it was announced Avalanche center Nazem Kadri was leaving Colorado for the Calgary Flames, his East Wash Park home has hit the market for $4.2 million.

Kadri’s wife, Ashley Cave, purchased the 5,325-square-foot home at 1111 S. Gilpin St. for $3 million in 2020, and listed it on Sept. 2, according to property records. The home’s sale is currently pending, but back-up offers are still being accepted, according to the listing.

The five-bedroom, five-bathroom home was built by Living Mile High Real Estate Development in 2020, according to the listing. With interest rates rising, the Denver housing market is cooling off, and sellers are starting to feel squeezed.

The days of multiple offers thousands of dollars over list price vanished, and homes take longer to sell despite continued limited inventory.

According to the Denver Metro Association of Realtors Market Trends Report, the average new listing went under contract in 19 days in August, up from 13 in July to 10 in June.

“All of the major statistical categories are pointing to the market slowing down,” says Andrew Abrams, chairman of the DMAR Market Trends Committee.

August recorded a 5.9% decrease in closings compared to July and a 30.2% drop from the previous year. Active listings at the end of August were also down 7.4% from July.

Sellers listed 3,694 single-family homes in August, down from 4,300 in August 2021. The number also decreased from 4,556 in July and 5,675 in June.
