Tiny apartments are coming to Denver’s Cherry Creek North area, a part of town that has seen an increase in housing and retail density in the aftermath of zoning rule changes.

Developer Pando Holdings broke ground early this month on a 37-apartment project at 135 Adams St., a few blocks northeast of the Cherry Creek Shopping Center. Apartments inside the building will start at 300 square feet and top out at 800 square feet, according to a news release. There will be a mix of studios and one-bedroom units in the building.

Partners on the project, including G.H. Phipps Construction Companies and Cherry Creek area architecture firm Saiber Saiber emphasized the walkability of the neighborhood as a driver for building smaller units. They expect the project to provide more attainably priced rental options for young professionals in the area when it opens in spring 2020.

Smaller units — or “micro apartments” — are an emerging trend in parts of urban Denver where market-rate rents for one-..

The lives of countless young people were transformed on the campus of the historic Emily Griffith Opportunity School in the heart of Denver in the decades after it opened in 1916. Now, work is underway to transform the long-empty collection of buildings into a hotel the owner and developer says will maintain recognizable links to its educational past.

Denver Public Schools sold the campus, which takes up the city block that spans the 1200 blocks of Glenarm Place and Welton Street, to Denver-based Stonebridge Companies for $25 million in 2017. The opportunity school’s legacy lives on through Emily Griffith Technical College, headquartered at 1860 Lincoln St.

Stonebridge secured a multi-million tax reimbursement deal with the Denver Urban Renewal Authority in the fall as it prepared to embark on a $97 million redevelopment effort on the campus. Last week, the company finally broke ground. Officials say the project will preserve the recognizable brick exteriors of former school buildin..

Escalating housing costs have left more renters in the state desperate for relief, to the point that some are ready to resort to one the most controversial options available — rent control.

But to get that power in their hands, the Colorado legislature needs to take the first step. That’s what Senate Bill 19-225 attempts to do by lifting a statewide prohibition against local governments implementing rent-control policies.

The ban, passed in 1981 with bipartisan support and approval from Democratic Gov. Dick Lamm, came after Boulder County residents petitioned to put a rent-related measure on the local ballot. It put Colorado firmly in the camp of 37 states that prohibit such policies.

“We are working with our local communities to explore what is possible, to understand what their needs are and what their best solutions would be,” said Celesté Martinez, organizing director for United for a New Economy (UNE) in Adams County.

UNE worked with 9to5 Colorado and Colorado Homes for All to..

At least four buildings will be razed under the next phase of flood mitigation plans for historic Ellicott City, as county officials look to balance the town's old-time charm with the need to improve public safety after two recent devastating floods.

Howard County Executive Calvin Ball unveiled five possible paths Wednesday, saying he wants to hear community input before making a final decision. Three of the proposals call for four buildings to be demolished, while the remaining two options call…

Herndon officials just approved the town’s first new mixed-use development near the future Herndon Metro station, a major step for growth along the path of the Silver Line’s expansion.

The Town Council voted unanimously last week to sign off on development plans for a 4.3-acre property at 555 Herndon Parkway. D.C. developer Penzance is looking to replace the current office building with two residential towers and one office building, all of which will include ground-floor retail.

U.S. Bancorp could close up to 450 branches in the coming years as more of its customers use digital tools for transactions and rely on brick-and-mortar locations less.
