The HealthSouth property, east of the Texas State Capitol Complex and south of the old Brackenridge hospital, is seen as an excellent opportunity for centrally located housing. But city officials want to keep rent affordable.

Compass — a tech-focused real estate brokerage reportedly worth $4.4 billion — is expanding to Austin and snatching up a few top luxury brokers. The company, started by former Twitter and Goldman Sachs executives, has big plans in the Texas capital and beyond.

The real estate investment trust is taking a page out of the co-working playbook and incorporating similar spaces it calls “Bex” into some of its buildings.

The project will have over 60,000 square feet of amenities.

The Meritex Co. is a first-time Best Places to Work honoree. It offers its team members multiple health care plans, flexible scheduling, an on-site fitness facility and 401(k) match. Staffers also get together on a monthly basis to socialize during the company's monthly mingles.

Almost 300 apartments are on the way to Gate Parkway and Deerwood Park Boulevard.
