Metro Denver’s housing market has run hot for about six years, and while signs nationally point to the residential real estate market running out of fuel, some areas in metro Denver remain on fire, with rates of annual home price appreciation approaching 40 percent this year.
The Denver Post asked the Denver Metro Association of Realtors, Zillow, Trulia, Redfin and a Boulder firm, Zavvie, to rank the most robust ZIP codes and neighborhoods for home price and sales gains this year. The areas that showed up the most often on the various rankings were included on the list below of the hottest neighborhoods.
Price gains were a big determinant but so too were the the volume of sales and the number of days on the market. Higher mortgage rates, the limited inventory of homes for sale and higher prices are all weighing on home sales this year. But these eight ZIP codes remain popular with buyers.

What does a $250,000 house in Denver look like? Or a $450,000 house?
As market prices continue to climb in the metro area, a home with a half-million dollar price tag ten years ago looks quite a bit different now. So let’s put the market back in context.
The Denver Metro Association of Realtors selected five homes that were representative of different price points in the market. The homes, which range from two to five bedrooms, were recently sold, their prices starting $250,000 and increasing at $100,000 increments to $650,000.

Denver metro area apartment rents increase again
No surprise, but apartment rents in Denver went up. That said, the city’s median rental rates are still lower than most of the suburbs.
Apartment List’s June 2018 Denver Rent Report released Friday puts a Denver one-bedroom apartment at a median cost of $1,050 and a two-bedroom at a median of $1,330. While these rates represent a 0.7 percent increase over the past month and a 1.4 percent increase from median prices at the same time last year, Denver’s year-to-year growth still lags behind the national rent increase average of 1.5 percent.
Wheat Ridge, an area that offers older apartments, remains the only metro area that offers lower rents than Denver, with a one-bedroom coming in at a median of $1,020 and a two-bedroom costing $1,290. It also shows a similar month-to-month and annual increase to Denver at 0.6 percent and 1.4 percent respectively.

Roseville developer Alizadeh sentenced to prison for bank fraud
Abe Alizadeh, one of the region’s most prolific developers before his company collapsed in a $390 million bankruptcy, was sentenced Friday to nearly five years in prison.
Judge Garland Burrell Jr., of the U.S. District Court for the Eastern District of California, sentenced Alizadeh to 56 months in prison and ordered him to pay $15.4 million in restitution. Alizadeh pleaded guilty in January to wire fraud, bank fraud and making false statements to banks.
