Denver’s Skyland neighborhood blends city views with suburban vibe


The charming Skyland neighborhood, located north of City Park and east of Denver’s city center, is known for its views of the city’s skyline.

Skyland, also known as the North City Park neighborhood, sits north of the park, City Park Golf Course, and the Denver Zoo.

This quiet, established neighborhood filled with families with kids and dogs is known for its bungalows and Tudors on larger lots.

“Skyland is a quiet, beautiful neighborhood with spectacular views,” says Lyndi Martoia with 8z Real Estate.

What’s available?

The neighborhood, filled with single-family homes, features a selection of early 1900s bungalows, Denver squares, brick ranches, Victorians, and Tudors.

Prices range from $700,000 for a three-bed, two-bath home to more than $1 million for a 3,200-square-foot, five-bed, three-bath home.

While some homes that need work may be available for less, Martoia says buyers shouldn’t expect to get a home that’s move-in ready for less than $700,000.

With limited inventory, Skyland homes typically sell within two to three weeks, Martoia says.

Rising mortgage rates have tempered buyers.

“We don’t want sellers to expect to get multiple offers on the opening weekend,” Martoia says. “And if there aren’t any offers after three weeks, we need to discuss lowering the price.”

Who’s moving in?

The neighborhood primarily appeals to families with school-age children. But it also draws young professional couples with two incomes.
