Access Ventures, a Louisville nonprofit, has selected six organizations to help it address a nationwide affordable housing shortage.

The organizations were selected as part of what Access Ventures dubbed the Reconstruct Challenge, a $3 million national prize competition which sought innovative ideas to address the shortage. The speed at which homes across the Charlotte market are selling has slowed during the first half of this year, giving local homebuyers a little more breathing room.

To shared rides, shared living spaces, and shared workspaces, a Denver startup called venUse would like to add another category — shared commercial space.

“Commercial real estate is so broker-centeric. People just need a place to go to see what is available,” said Jason Shepherd, a co-founder of the new real estate portal.

Shepherd said the only limits are a building owner’s flexibility and renter’s creativity in using the space. Art galleries could host more business gatherings and food truck vendors could inhabit restaurant kitchens after the last diners leave.

There are warehouses that could help carry the holiday crush of inventory on their empty shelves. And corporate board rooms that could host small business gatherings. VenUse also has empty window spaces to host ad displays.

“We are recycling real estate,” Shepherd said.

Lakewood City Council voted 11-0 late Monday against rezoning an 11-acre parcel that is home to a 131-year-old farm, effectively blocking an effort by Richmond American Homes to build a 77-home community adjacent to Bear Creek Greenbelt.

Several council members cited the historic value of the Schnell Farm, which was awarded a place on the National Register of Historic Places more than 20 years ago, in voting against the rezoning. It’s likely the farm, barn and outbuildings on the property would have been demolished had the project moved forward.

“I really struggle with the historic part of this,” Mayor Adam Paul said of the property at 3113 S. Wadsworth.

Councilwoman Dana Gutwein was also bothered by the potential loss of a piece of the city’s history.

“I have concerns you can take down historic sites and there’s no protection,” she said.

City leaders in Lakewood grappled Monday with the gritty details of putting into place an annual housing cap that voters in the city recently passed as part of an effort to slow the metro area’s explosive growth in one of its largest suburbs.

The discussion, held during a City Council study session, touched on how affordable housing and senior housing would be treated under the ordinance while the council also debated exactly what portions of Colorado’s fifth-largest city would be subject to the limitations of Question 200, which restricts construction of new homes and apartments each year to no more than 1% of the existing housing stock in the city.

Additionally, projects exceeding 40 units have to get specific approval from City Council, according to the measure passed at a July 2 special election.

LAKEWOOD — Schnell Farm, tucked away in a shady grove of trees off of busy Wadsworth Boulevard, contains some of the oldest remaining buildings in this city — if not the entire metro area.
