With a large number of apartments under construction and on the market, new Dallas developments are competing to bring in residents.

That’s leading many apartment complexes to give concessions, or free rent, to potential lessees. Nationally, the apartment market has added roughly 1 million new units since 2015, and concessions are becoming more popular at lease-up properties looking to establish a resident base.

A 162-unit multifamily complex in Shiloh, Illinois, has been sold for $8 million.

Slurm LLC purchased Rockwood Apartments, at 2213 Rockwood Drive, for $8 million. Jeff Colona and Brad Barham of Marcus & Millichap represented the seller, Forest Hills LP, which facilitated the deal through a 1031 exchange.

The apartments were built over several phases from 1997 and 2000 on 9 acres and offer one- to three-bedroom units.

The Arizona State Land Department expects to auction off three parcels worth at least $52.1 million in the next two months, with the bulk of that money going to state jails.

Prior to a deadly fire that broke out at an apartment building construction site in the 1800 block of Emerson Street in March, the Denver Fire Department had not responded to a three-alarm fire since 2013, officials say. Little more than two months later, the department is sifting through the ashes of another three-alarm blaze.

Early Thursday morning, two under-construction townhome buildings in the 1900 block of Grove Street burned down. More than 100 firefighters and 30 emergency vehicles responded to the scene.

No one was hurt, but, like its predecessor on Emerson Street, the fire broke out at the construction site for a multi-family building where raw wood framing was exposed atop concrete ground floors. The three alarm fire in Glendale in 2013 also destroyed an under-construction residential complex with exposed wood elements.
